Taylor Emmet Solicitors
Unoccupied homes can affect the value of adjoining properties and can become a source of nuisance for the local area. Taylor Emmet’s Empty Homes Department work with both the public and private sector to bring empty properties back into use and help provide much-needed accommodation in the UK’s fight to tackle the growing housing shortage.
We are uniquely positioned to offer a ‘one-stop shop’ for any issues relating to empty properties by combining specialist lawyers from different areas of law within our dedicated Empty Homes Department.
Land Hero
Land Hero is a community-powered initiative founded in 2023 that looks to tackle one of society’s most persistent urban challenges, neglected and unused empty and derelict properties. Our goal is to empower individuals to be catalysts for regeneration by turning local knowledge of empty spaces into collective action across the UK through the Land Hero App. The app rewards users for identifying and submitting derelict or empty buildings, this helps us to improve local engagement, regeneration and social benefit.
Empty properties are more than an eyesore; they represent lost social and economic opportunity as well as contributing to housing shortages. Traditional approaches to identifying and repurposing these sites are slow and resource intensive. Buildings can also become magnets for anti-social behaviour, neglect, community frustration and overall missed opportunity. Land Hero makes this challenge actionable.
We are hugely driven by social impact. Every submission can cast a light on the UKs underused assets that therefore can be transformed into housing, leisure, offices or community hubs.
Land Hero represents a modern solution by spotlighting neglected buildings by harnessing the power of community engagement through reward incentives and gamification of our urban environment. The proactive approach creates a transparent and actionable pipeline for revitalisation. With continued support, Land Hero has the potential and is in the position to redefine widescale granular urban regeneration across the UK, making cities and towns more vibrant, inclusive and sustainable.
The Community Impact Initiative
The Community Impact Initiative C.I.C. (Cii) is an award-winning not-for-profit organisation that strives to support disadvantaged communities through our energy-efficient property regeneration cycle;
1. Property purchase: We purchase long-term empty homes in communities affected by the empty-homes crisis, where residents face high levels of poverty, unemployment, and social isolation.
2. Community engagement: With each housing renovation, community members are supported to increase their social mobility through improving their wellbeing, learning a range of new skills, achieving qualifications, and finding a pathway to progression.
3. Partner organisations: Throughout the regeneration process, we collaborate with specialist support organisations and sustainability experts to ensure that participants receive rounded support and our activities have a sustained positive impact on the environment.
4. Homes: We work with local authorities and partner charities to use our completed properties to house vulnerable people.
Since we started in 2016, we have run 17 property regenerations that have supported over 500 community members to make positive life changes;
· 89% of participants report an improvement in their wellbeing
· 75% of participants progress to employment or further education
Savills
Founded in 1998, Savills Auctions has been bringing empty homes back into use for 25 years, with over 25,000 successful sales equating to more than £7bn in value. Our strategy is simple; focus on the method which delivers the best price for our clients in the current market. Our bespoke approach to auctions mirrors the advantages of previous “ballroom” sales via a live-stream with an auctioneer driving the bidding, coupled with the accessibility and transparency of an online-only sale delivered by our personalised tech platform. Our multi-sector offering delivers enhanced cross-selling across all lots and attracts a wider audience than single-market auctioneers, and as part of a trusted international brand our scale gives us wide-ranging specialist and local knowledge. We take pride in providing best-in-class advice as we help individuals, businesses and institutions make better property decisions. We have tens of thousands of bidders registering with us each year and continue to achieve excellent sold prices.
LoCTA
LoCTA Limited deliverthe services that provide Local Authorities with a secure and efficient means of tracing debtors and tackling fraud with the aim of increasing revenue.
LoCTA Hub is THE Debt Recovery and Fraud Identification solution for Authorities, to increase revenue by tracing debtors, identifying and preventing fraud and crime and returning empty homes into use.
The Hub houses Council Tax and NDR data from Authorities, which is refreshed weekly, alongside third-party data sets such as the Voters Roll, Deceased Data and Companies House records; providing everything Authorities need in one place to trace the people they need to find, easily and instantly, even from a single phone number or email address. We’ve heard from one Authority who were able to search the Hub with a single email address and evidence a missing homeowner who had been registered for Council Tax in another Authority since 2009.
The Hub is used across an Authority enabling teams such as Neighbourhoods, Trading Standards and Empty Homes to have instant access to data sets that they’d previously not had access to.
LoCTA Limited has recently been recognised as “Highly Commended” by the Institute of Revenue and Rateable Valuations for the work they’ve done with the London Borough of Redbridge using LoCTA’s Trace Batch Pro service to increase Redbridge’s taxbase by £110,000 from potential second homes identified, with a further £330,000 from the second homes project still in progress.
LoCTA Hub and its services give Authorities the power to protect the public purse.
