With over four decades of combined experience in the property sector, Nick and Ben have developed a unique platform that enables the public to play an active role in identifying and bringing empty homes back into use.

The company’s approach allows individuals to report derelict or long-term empty properties via the YouSpotProperty.com website. Once verified, spotters receive a £20 voucher as a thank you for their contribution. If a reported property is successfully purchased and returned to use, the spotter is rewarded with 1% of the property’s purchase price. Since launch, and reaching a major milestone last year, YouSpotProperty.com has paid out over £1 million to spotters, reflecting both the scale of engagement and the effectiveness of the model.

Many properties become vacant for practical and often sensitive reasons, including probate, relocation, or owners moving into long-term care. YouSpotProperty.com specialises in identifying ownership, managing complexity, and facilitating sales that allow these homes to be renovated and reintroduced to the housing market. No Use Empty: Kent

Delivered in partnership with all 12 district councils No Use Empty (NUE) remains committed to reducing the numbers of long-term empty properties, returning an average of 480 per year back into use. Planning, dedicated resources, monitoring outcomes, adjusting delivery models to reflect current market conditions, and above all continuity are the ingredients to their success.

The NUE initiative introduced by Kent County Council in 2005 provides a best practice example of how successful a national loan fund could be. Starting with an initial £5m investment, the scheme has administered more than £67m in recyclable loans which have helped return 9,008 empty properties back into use via a variety of interventions.  This includes short term secured interest free loans for first-time users. Once repaid the loans are recycled to fund new projects. For those who seek further loans, NUE  offer interest bearing loans, which helps make NUE cost neutral.

In addition to this and continued demand from local developers NUE also provides short-term finance to bring derelict sites (with planning) forward to create new build homes. NUE have adminsitered an extra £54m in recylable loans to fund 326 new build homes of which 245 have been sold and occupied.  When you add in the private sector funds NUE attracts the overall investment is appraoching £200m. Some of our projects on completion are acquired by our districts to meet their housing needs. We have also delivered empty shops with residentail above back into use. All of which further supports the Kent economy as well as allowing us to regenerate local communities. Stratgeic Programme Manager, Steve Grimshaw said: ”I cannot believe NUE is 20 years strong. Estate Research

Estate Research are a firm of genealogists established in 2001, who have built a reputation assisting the public sector.
